What if I have other Liens or Judgements?
Judgements and other liens have to come off the title of your house before it can be sold. We do that for you as well!


Property Tax Liens
Property tax liens have to be paid in order to sell your home and give clean title to the buyers. In a short sale, all the closing costs and commissions are paid by your lender, this includes any taxes, past due home owner association fees and other associated closing costs. These and other costs, most of the time, do not get paid by you.

Judgements on Your Credit
A judgement on your credit is just like a lien against your house. These judgements have to be removed from the title before we can settle. As part of our service, we negotiate with the creditor to have the lien part of the judgement released. This is where we bring our attorneys into the negotiations. We will probably be successful in getting the liens on the house released, but the debt and the judgements will probably stay on your credit report. This same thing applies for IRS liens as well.
